1. When you meet the landlord, try to act like a grownup. You might not want to wear your baseball hat backwards or continue smoking that cigarette – it could reflect badly on you. And oftentimes there are several people applying for any apartment, so you want to present yourself at your best…even if that changes once you sign the lease.

2. The landlord is probably going to ask you for a check to cover a credit check, so be sure to bring your checkbook. Also, when you get accepted, you will probably be asked for first, last and security, meaning that your new $1200 a month apartment actually will cost $2400 plus the deposit for that first month. Be sure to have the money in your account!

3. Talk to the neighbors if you get a chance. If only I had done this at a few of the places that I lived, I never would have moved in. Between finding out about the guy that sings love songs to his old girlfriend at 3am to the chain smoker in the apartment next door, you can learn a lot just by being friendly with one of the neighbors. Ask them what they think of the place, how the landlord is, etc. – get a feel for your new home before you sign anything.

4. If having a parking spot is important to you, ask if you get one. A lot of apartment buildings do not have specific spots for everyone, so you should make sure you get one if you want one. I pay $90 for mine each month, that’s how important it is to us!

5. You should never go over your budget. Most finance professionals tell you that you should be paying 1/3 of your gross income, so if you make $5,000 per month before taxes, your rent should not be more than $1,666. Of course, I understand this is not always feasible in certain markets, but it is a good percentage to try to stick to.

6. Clean up your credit. If you have delinquencies all over your credit report, I seriously doubt you are going to get approved for any apartment. Landlords want to get paid every month! Work on fixing your credit while you stay with a friend on the couch.

7. Read the lease. Seriously, read the lease. And then read it again. You wanted to play your acoustic guitar in the house? Make sure you can. Your parents come visit every month? Make sure it’s legal. This is a legally binding agreement you are signing – make sure you read it.

8. Once you move in, buy renter’s insurance. Our renter’s insurance is $22 a month for $35,000 worth of coverage. Not bad for piece of mind. When you live with that many other people in one building, you are trusting all of them to not leave a burner on or plug up the toilet – that’s a lot of trust. You need Replacement Cost Coverage renter’s insurance, which pays the actual cost to replace items that are no longer usable.

9. Make friends with at least a few neighbors. Stay away from the ones that you think will be knocking on your door everyday, but you need to know a few people in your building. Eventually, you could trade keys in case either of you get locked out, or you can pet-sit if one of you has a dog or cat. Also, you want someone to know when you are away, so they can keep an eye on the place. Trust me on this one!

10. Relax, you are in your own place now! Decorate as you see fit. Make it a home, not just some apartment you happen to rent. Enjoy!

Define your decorating style

You want to work hard at getting it right but the result has to look as though it’s been thrown together in five minutes!

Your living room is the place where family and friends sit when visiting, so you should make a special effort to create a comfortable harmonious environment. Your living room is usually the first room you seem upon entering your apartment.

The living room has to be shown well but in many cases the living room also has to be able to carry off other functions such as a dining room, playroom or office.

An eye for design

If at all possible, take your time and try not to pressure yourself or let others rush you. Spend time looking for ideas and inspiration in books, magazines and online see article about mood boards.

Make a point of looking around houses that are open to the public, such as ‘Showhomes’ and don’t forget to take mental notes when you are out dining in restauarants, as the design work has probably been done by an experienced interior designer!

What attracts you?

What colour do you like? Light or dark? Strong or muted? And what about textures ? Do you like antiques or modern? What type of rooms do you like the most - cosy or ultra modern?

Don’t design to impress others - design for yourself and your family after all friends just visits, you have to live there.

Traditional warmth: A traditional style is generally formal, sophisticated and timeless, using antiques, rich woods, overstuffed seating and muted understated colours. The emphasis in a traditional room is on comfort, style and classic refined elegance.

Fabrics are rich and luxuries, fixture and fittings of high quality and accessories includes paintings, vintage prints and framed personal mementos. Traditional rooms are thoughtfully composed and generally have a formal feel.

Modern elegance: Classic modern (contemporary style) treats interior spaces almost as pieces of three-dimensional art, balancing form, shape, colour and texture.

Surfaces are plain, colours are usually clean and pure and shapes are geometric with immaculate detail and finishing. The whole look is pared down and polished.

Country comfort: Signature elements are materials and textures that are natural rather than man-made. Furniture that is simple and hand crafted and an absence of modern artefact’s. Country comfort today is called many thing such as romantic, rustic, country house and shaker just to name a few.

Casual blends: It’s a well chosen and harmonious mix of furniture, fixtures, colours and accessories that appeal to you.

Casual requires a confident hand to team up ancient and modern, to combine the clean lines of contemporary with the warmth of country and tie it all together with colour and texture.

The most successful casual rooms generally confine themselves to two or three different styles and frequently use a common decorating theme such as colour and shape.

Creating the prefect living room

Do these:

• Use magazines for inspiration. Tear out pictures of furniture items, rooms, colours and patterns and create your own mood board which you can use as a point of reference.
• Use borders or fringing to revitalise curtains or furniture and to pick up colours from an focal item from the living room.
• Have furniture of varying heights to add interest to a room and create a homely effect.
• Place lighting at different levels in the room. Using a combination of uplighters, table lamps and standard lamps will add warmth and atmosphere.
• Keep lampshades up to date, either by replacing or customising. Shapes change regularly!
• Consider having curtains made to measure if your budget allows it. Apart from the obvious benefits of being able to choose the fabric and colours, they will fit your windows exactly.

Don’t do these:

• Have single chairs in a room used for entertaining, as it invites a person to sit alone and this can make other guests feel uncomfortable. Instead group chairs together in pairs or use sofas if space permits it.
• Hoard old, worn accessories such as saggy cushions and curtains. Mend or update with new coverings or fillings if possible. If not, it could be time to start on a fresh again.
• Worry about what your friends will think – it is your apartment and only you have to live there.
• Be afraid of colour or patterns. Experiment and have fun – you can always change it again.

6 Weeks Before

Hire a Mover
Ask friends for recommendations, and get quotes from three licensed companies. On-site estimates tend to be more accurate, whether pricing is by weight and distance or a flat or hourly rate. Decide if the movers or you will pack (regardless, you may want to wrap fragile or costly items yourself). Ask if the quote is binding or nonbinding, what charges could arise, and what insurance is included. If necessary, contact your insurance company for additional coverage. Request a copy of the signed contract.

Stay Organized
Dedicate a three-ring binder to move-related paperwork, such as to-do lists, contracts, receipts, checklists, and phone numbers.

5 Weeks Before

Organize Your Belongings
Conduct a room-by-room survey to determine what you plan to keep, sell, and donate.

Document Valuables
Have items such as artwork and antiques appraised in case they get damaged. Photograph or videotape them, and upload the images to your computer. Also save them to a CD, and store it with your small valuables (see “1 Week Before,” below).

4 Weeks Before

Gather Materials
Stock up on moving supplies, including boxes, box cutters, tape (packing, masking, and blue painters), tape dispensers, wrapping material (bubble, plastic, and tissue paper), and labels (see Packing Strategies below). If in doubt, purchase extra; you can return any unused products. Wardrobe boxes, with built-in bars for hangers, can transport clothing as well as light fixtures. Used boxes from bookstores, which are built to carry compact but heavy loads, are excellent for most other items.

3 Weeks Before

Start Packing
Box infrequently used items, including the contents of the garage, the attic, and other storage areas, as well as out-of-season clothing, holiday decorations, books, and special-occasion dishware. Number the boxes, and keep track of the contents on a master inventory list. Try to limit each box’s weight to enable easy lifting. Fill large boxes with pillows and other light things, and reserve smaller boxes for your heavier possessions. Always reinforce the bottoms with packing tape. Secure fragile objects with cushioned packaging material and painters’ tape, which releases easily. Pack electronics and small appliances in their original packaging or in snugly fitting boxes.

Color-Code Rooms
Assign a color to each room, and mark boxes and furniture (be mindful of delicate surfaces) with coordinating stickers to ensure the movers will know at a glance where everything should go.

Notify Utility Services
Request that your utilities and phone and Internet service be disconnected the day after you leave and installed in your new home the day before you arrive.

Call a Locksmith
Arrange to have the locks in your new home changed on moving day, or earlier if convenient.

Hire a Cleaning Company
Consider having housekeepers scrub both of the spaces — so you don’t have to — preparing the new house in the morning before you arrive and tidying up the old one after you have left.

2 Weeks Before

Continue Packing
Before you pack the bulk of your belongings, think about whether you’d like to do so by room, by category (such as sports equipment and formal dinnerware), or by another system that works for you.

Change Your Address
To have your mail forwarded, complete a change-of-address form online or at the post office. Update newspaper and magazine subscriptions, and notify banks and credit card companies.

1 Week Before

Prepare Your Moving Papers
Print an information sheet for the movers with the old and new addresses, directions, and your cell phone number. Have a cashier’s check or a credit card (if accepted) on hand, plus cash for a tip.

Finish Packing
Box your remaining items, setting aside sufficient clothing for the week ahead, as well as a suitcase or two to transport it.

Create a Last-Out, First-In Box
Pack your day-to-day necessities so that they’re together in one place, including bedding, towels, toiletries, toilet paper, basic tools, cleaning supplies, medications, a camera (to document anything broken in transit), snacks, a few dishes and utensils, and a coffeepot — plus coffee and mugs. Take the box with you in your car.

Stash Small Valuables
Keep jewelry and important paperwork together. Have a friend hold on to them until you get settled, or lock them in the trunk of your car on moving day.

Moving Day!

Take One Last Look
Do a walk-through before movers arrive to verify everything is packed and afterward to make sure nothing was left. Give your keys to the real estate agent or landlord.

Direct Traffic
Arrange for someone to be at your new home when the movers arrive to oversee them and answer questions. Check items off the inventory list as they’re unloaded.

Inspect for Damages
Photograph relevant objects before signing the release, also known as the bill of lading.

Start to Settle In
Test faucets, toilets, utilities, phones, smoke detectors, and security systems. Turn on the water heater, if necessary. Begin to unpack, discarding anything that no longer serves you. Flatten boxes to recycle, or store them for next time.

Packing Strategies:

A few tricks can help make your move more manageable, ensuring your belongings will travel safely and easily from one home to the next.

Add Handles
If your moving boxes don’t have pre-punched grips, make a set of your own. Using a box cutter, create inverted triangles on opposite sides of an empty box. The top edge of each triangle should be wide enough to accommodate all hand sizes. Take care not to overpack your boxes, as they’ll be more difficult to maneuver, with or without handles.

Label Boxes
Download our moving-labels, and print it onto self-adhesive paper. Write your name and the box’s contents on each label. Assign a color to every room, and mark the boxes with coordinating stickers so you and the movers will know where each one should go. When coding furniture, be mindful where you affix stickers.

Protect Glass
Make a masking-tape X across mirrors and framed artwork. While this technique won’t prevent shattering, it will help absorb shock and hold the glass in the frame should the item be dropped. Pack objects in a tightly fitting box clearly marked “fragile” on all sides. Make sure the corners are well-padded, so the objects won’t slide around.

Wrap Furniture
When transporting anything with doors or drawers, such as bureaus, cabinets, or large appliances, wind a few layers of plastic wrap around the item to secure it. This eliminates the need for tape, which can damage delicate surfaces, and helps safeguard against scratches. Plastic wrap can also protect upholstered furniture against dirt.
